It starts with a table everyone can sit at
Five things StayFlow decides first when designing a large group stay
By Host Mia, StayFlow

When several generations of a family, or a dozen colleagues, share one house, satisfaction depends less on decoration than on a few structural choices. These are the rules we keep seeing confirmed in the stays we run.

A table everyone can sit at
The table is the centre of a group trip. Foreste, Dulian and HausMia all have a long table that seats the whole group and opens onto the living room, so conversation carries on after the meal.

Bathrooms matter as much as bedrooms
Queueing for the shower every morning wears a group down. Foreste and FourSeason have three bathrooms for four to five bedrooms, Dulian has eight bathrooms for eleven bedrooms, and Bodeum Stay's 7 and 8-bedroom options have a bathroom for every bedroom.
Satisfaction in a group stay depends less on decoration than on a few structural choices.

Together, but with your own door
Two families travelling together still need their own space. At HausMia Seoul the two homes on one floor have separate entrances; at Dulian the first and second floors do, so guests can book one floor or the whole house.

Bringing the outside in
Terraces and rooftops are a group stay's second living room. Foreste's tall windows and front and back terraces bring the view indoors; Dulian has a ground-floor terrace and a rooftop terrace.

A laundry room that lightens the luggage
A group of ten or more carries a lot. Every home at Foreste, Dulian, FourSeason and HausMia has a washer, dryer, detergent and softener so guests can pack light.

06 · Configurations that split and combine
A large stay can sit empty as easily as it fills. So we design buildings that can be booked in several sizes.
FourSeason Haus has four 5-bedroom homes, bookable as one home (10 guests), two on the same floor (20) or the whole building (40). At Foreste, booking C and D together gives 20 guests two living rooms. HausMia Seoul combines its twin homes for up to 23.

07 · A kitchen everyone can cook in
Groups eat at least one meal a day together at the house. Every home has a fridge, electric cooktop, microwave, kettle, coffee maker, cookware and tableware, so guests can shop and cook straight away.

08 · The last stretch to the door
For groups with luggage, the final ten minutes are the hardest. Dulian Haus is two minutes on foot from the airport bus stop, and the street outside HausMia Seoul is quiet and nearly flat.
Where there is a slope, we say so on the listing and book an airport van sized to the group and luggage, right to the door. Naming the inconvenience first is how reviews are protected.
09 · Heating, cooling and Wi-Fi
Air conditioning in every room, underfloor heating in winter and fast Wi-Fi throughout.
10 · Quiet hours shared with neighbours
Every home has outdoor space. Neighbours live close by: no parties, fireworks or barbecues, and please avoid loud noise and drinking outdoors after 9 PM.
11 · From arrival to check-out
Self check-in — Check in from 3:00 PM and check out by 11:00 AM, with a step-by-step guide sent before you land.
Free luggage storage — Arriving early or flying late? Leave your bags with us before check-in and after check-out. Hours may be limited, so please ask in advance.
Airport van — On request we book a private van between the airport and the front door, sized for your group and your luggage.
12 · What the reviews confirm
The structural rules are finally confirmed in guests' own words. A few reviews from stays we run, as written.
“둘이안하우스 was impeccably clean! Wonderful for a family of 15 of all age group!” — Abby · Dulian 2+3
“The house itself is spacious and well-appointed, with plenty of bedrooms and a generous common area where our group could comfortably hang out.” — Jimmie · Dulian 1
“화장실이 4개나 있어서 아침에 준비할 때나 씻을 때 정말 편했습니다.” — 복선 · Dulian 1
“The house was absolutely perfect — spacious, spotless, and so thoughtfully set up for families.” — Angela · Foreste B
“We stayed in both A and C. The entire place was very new, clean and in good condition. Beautifully designed too.” — Jiande Andre · Foreste C

13 · A bed for everyone
HausMia 1 — Five queen bedrooms (the master also has an extra super-single bed), plus a living room, kitchen and two terraces.
Foreste C · Ocean Breeze — Four queen bedrooms and three bathrooms in a bright home with a loft. A sofa bed for two more is prepared for groups of eight or more, or on request.
In short
When we design a group stay we start with five things and check twelve: the table, bathrooms, entrances, outdoor space, laundry, configurations that can be sold separately, the kitchen, the route to the door, heating and cooling, quiet hours, beds and reviews.
None of it is glamorous, but each rule has been confirmed again and again in the reviews and bookings of the stays we run.
These are also the first things we check in new-build design reviews and remodel consultations. If you are turning a building into a stay, review them with us at the design stage.
